Neighborhoods in Abbotsford

CENTRAL ABBOTSFORD

Mill Lake
Located in the centre of Abbotsford, right next to the Seven Oaks Shopping Centre, Mill Lake is walking distance to all major shopping, dining and entertainment.  This area has a balanced mix of home types, with a large selection of condos and townhomes, while still offering many areas with single family homes.  It has a variety of churches and all levels of schools, and is a great location if you enjoy going out for a stroll around a beautiful lakeside setting. The paved trail which circles the lake is two kilometers and is home to a variety of birds. The lake also has three playgrounds and a water park for young families, along with many lakeside benches and an incredible view of Mt Baker from the floating boardwalk.

EAST ABBOTSFORD

Sumas Mountain
Located close to Highway #1 in eastern Abbotsford, Sumas Mountain offers spectacular views of Mount Baker while being minutes away from the Sumas Way United States border crossing. This area includes some townhome complexes, and is mainly single family homes in the higher elevations, and small and large acreages in the lower elevations.  Shopping and dining are minutes away, including Costco, Save on Foods, and a variety of specialty and franchised restaurants.  This area is home to many hiking trails for nature lovers, which will make you feel instantly “away from it all”.  For young families, it includes all levels of schools and many parks and playgrounds.

Eagle Mountain
Being a master planned community of high end quality homes, Eagle Mountain is a desirable area.  It is home to the 2002 Street of Dreams and has been meticulously planned to provide every modern convenience while preserving the lush hillside beauty. Each home site is designed for privacy and to take advantage of the dramatic views.  It has a playground and park for young families, has close access to all levels of schools, and is minutes away from the large Abbotsford Recreation Centre.  It is centrally located and provides fast access to Highway #1, Whatcom Road, the Sumas Way United States border crossing, and is close to shopping, including Costco, Save On Foods, and a variety of restaurants.

Auguston
Auguston offers spacious parks and a highly renowned traditional elementary school.  This is community of single family homes with the lifestyle values of a small town.  It also includes one townhome complex, making this neighborhood affordable to first time home owners.  Close to Ledgeview Golf Course on McKee Road, and surrounded by nature, hiking and biking trails, Auguston offers a unique lifestyle in Abbotsford.

Sandy Hill
Sandy Hill is a family oriented neighborhood and is located a short drive from all shopping, and also is only a 10 minute drive to Mission, which is convenient for commuters taking the Westcoast Express.  It includes some of the most desirable public elementary, middle, and high schools in Abbotsford, which attracts many young families to the area.  There are a many parks and playgrounds, and it mainly has single family homes.

WEST ABBOTSFORD

Peppin Brook
Located in the Bradner area of Abbotsford, Peppin Brook is a 100 acre master planned community of single family homes surrounded by vineyards and parkland.  It includes a central park and is located just around the corner from Ross Elementary School.  This quiet neighborhood is rich with natural elements, but is still close to both Abbotsford and Langley’s amenities, including schools, shopping, and restaurants.  

Mount Lehman
Mount Lehman is a peaceful rural community, with many amenities including shopping, all levels of schools, many churches, a large Sikh temple, and a large private athletic facility.  There are a variety of home styles, from townhomes and single family homes, and is largely made up of busy farms, small acreages and estate homes. It provides quick access to Highway #1, with the most western freeway entrance and exit in Abbotsford, and is minutes away from Abbotsford’s International Airport.   

Fishtrap Creek
Fishtrap creek offers nature lovers an oasis of peace, while being only minutes from the centre of Abbotsford.  This park includes lush vegetation and a large population of birds and beavers.  There are nearly 4 kilometers of paved trails, covered picnic areas, and a playground for young families.  It is surrounded by all types of homes, from condos to single family, and is close to all levels of shopping and restaurants.  This area is also close to the Abbotsford Exhibition Park, the Matsqui Recreation Centre, and all levels of schools.  It provides fast Highway #1 access, being close to both the Mount Lehman and Clearbrook Road entrances.
