Neighborhoods in Abbotsford
CENTRAL ABBOTSFORD
Mill Lake Located in the centre of Abbotsford, right next to the Seven Oaks Shopping Centre, Mill Lake is walking distance to all major shopping, dining and entertainment. This area has a balanced mix of home types, with a large selection of condos and townhomes, while still offering many areas with single family homes. It has a variety of churches and all levels of schools, and is a great location if you enjoy going out for a stroll around a beautiful lakeside setting. The paved trail which circles the lake is two kilometers and is home to a variety of birds. The lake also has three playgrounds and a water park for young families, along with many lakeside benches and an incredible view of Mt Baker from the floating boardwalk.
EAST ABBOTSFORD
Sumas MountainLocated close to Highway #1 in eastern Abbotsford, Sumas Mountain offers spectacular views of Mount Baker while being minutes away from the Sumas Way United States border crossing. This area includes some townhome complexes, and is mainly single family homes in the higher elevations, and small and large acreages in the lower elevations. Shopping and dining are minutes away, including Costco, Save on Foods, and a variety of specialty and franchised restaurants. WEST ABBOTSFORDPeppin Brook Located in the Bradner area of Abbotsford, Peppin Brook is a 100 acre master planned community of single family homes surrounded by vineyards and parkland. It includes a central park and is located just around the corner from Ross Elementary School. Fishtrap Creek

There are nearly 4 kilometers of paved trails, covered picnic areas, and a playground for young families.
