After the market analysis, when a person has decided that they do want to list at this time, we fill out all the necessary forms and submit them to the Fraser Valley Real Estate Board.
We gather as much information as possible about the property to better market it to the qualified buyers - room measurements, lot measurements, zoning, construction information, just about any information available. This information is also sent to the board so that it is available on MLS.

When selling your property with the Eximus Real Estate Team, we will make sure that as much information about your property is available in the market to attract potential buyers.
- We take an unlimited number of photos of the property (house, yard, view, any out-buildings, etc), and post these on our own website, as well as the MLS.
- We place a lockbox or make other access arrangements with the seller, and place our large, professionally manufactured signs in the most visible places on the property.
- We arrange for a virtual tour to be done of the property. This is a professional company that we hire to come in and video tape the property which is then loaded onto our website as well as the multiple listing service website.
MARKETING THE NEW LISTING
- We give the pictures and basic information for the new listing to the Real Estate Weekly or Real Estate Review for their next paper.
- We create an email flyer that is sent to all the real estate agents in Abbotsford, Aldergrove, and Mission, telling them about the property and encouraging them to show it.
- We create a pamphlet that is specific to your property, including photos, dimensions, and important selling features, and provide you with copies to leave at your home for potential buyers coming to view the home.
- We put the listing on our own website, complete with an unlimited number of pictures: anywhere from 10 to 50!

We know how important it is for you to find out the result of each and every showing, which is why you'll receive feedback after each one. All the feedback from each showing is posted on our client website and you are notified by email as soon as new feedback is posted. We also create update packages, basically a smaller version of the Comparative Market Analysis, which we give to sellers regularly during their listings, so that they always know how they fit into the present real estate market.
And any time that the information for a listing changes, whether it is a price, new paint, or a new deck or patio, we will send out emails, flyers, and ads to keep real estate agents and prospective buyers aware of the most current information for our listings.
We also contact anyone in our contact list that we think might be interested in the property.
From time to time, our clients wish to meet with us to discuss the status of their listing, or of the current market, or just to tell us about the changes that they're going through in their lives as it may or may not relate to real estate.

On a daily basis
we look for suitable properties for our buyers. We search with our computer programs, as well as manually. We discuss what we find with them on the phone, or fax or email the info. We set up showings, and we go shopping!
Buyers will often need to meet up again, to further discuss the details, as well as their hopes and fears, before we submit an offer. And some buyers will never make it to the offer stage.
