June Market Update: Power of your gut instinct

The nervous feeling in your stomach, what does it mean? Does the gut have brain power and can it help you make big decisions?  Does our tummy have intuition? For many of us, bad tummy pains usually make for us being in a weaker physiological state. In fact, the English language has many sayings that speak of our state. Such sayings as, “we’re fed up”, or, you have to have “a strong stomach” to deal with something unpleasant.

Research scientist and bestselling author of Charming Bowels, Giulia Enders believes the gut is a powerful organ that helps with making our decisions. In Charming Bowels, Enders shares how her research found that people with bowel disorders had high levels of anxiety and depression and she goes on to make a claim that 90% of what the gut is feeling is translated to the brain during decision moments. While only 10% of what the brain is feeling or experiencing is transmitted to the gut.  Enders research showed how they changed the gut flora in animals, which brought out a change in the animals immune system and then in their behavior. One such tummy experiment they performed on mice virtually switched personalities between two populations of mice. The mice with enhanced gut flora became bold, could swim longer and harder and showed less stress hormones in their blood.

How is your gut flora? Do you have a “strong stomach” Does your tummy help you make big decisions? I can honestly say there has been many times in my life when my tummy has spoken to me during decision moments. Many of the moments were good, but some not so good too. I have made real estate and business deals I should not have made and yet my tummy was screaming and saying I am uncomfortable with this deal.  However, I moved forward with the deal and realized later it wasn’t a wise decision. If nothing else, Enders research has affirmed to me the power of my own gut and how I need to rely on my gut when making important decision and deals.

Gut instinct certainly had some important decisions to make on real estate deals in the first 6 months of 2015 in the Fraser Valley Greater Vancouver. If you were a buyer in January or February and bought single family property your gut instinct to by early in the spring market was a good one. Single family properties in the Fraser Valley have increased 7% in value over the last 6 months. While Langley increased a whopping 11% for the same time period. Townhomes have seen a modest increase in average price of 5% across the Fraser Valley. The greatest change in the townhome average price was in South Surrey and North Surrey with a huge 12% increase. The condo market continues to be lagging behind with a decline in average price by -4.5%!  A good gut decision would be to buy a condo. The prices and selection in the condo market are excellent for the buyers.
