Staging for Success!
Selling a home can be stressful, below is a guide on how to stage your home for a quick sale and hopefully alleviate some of the stress involved!
We all hear about the miracle sales that take place within hours after putting a home on a market. As rare as that is, it is the dream. A major part of this is the staging of your home.
You want a potential Buyer’s to walk in and see themselves living in your home. If you think about going shopping for a car, your purchase is usually based on emotions. You see a shiny red convertible and you can’t help but picture yourself in it! Hair blowing in the wind (or lack of), speeding down the highway feeling oh so cool. This will be the same for a new home purchase. You walk in and picture living in the home, cooking family dinners, hosting BBQ’s in the summer, Movie nights with your spouse and so on. If your home is filled with too many personal belongings, is cluttered, or decorated in a way that is specific to a narrow range of taste it will be hard for Buyer’s to think emotionally about your home.
Below are Easy ways to make your home more desirable to potential Buyers:
1) Remove all Clutter:
- Front Entry
Remove Shoes, Jackets, Hats and anything that makes this area look smaller
- Kitchen
Remove as many things on the counters as possible. It may make life a bit more difficult having to take the toaster out every morning but having all these small appliances and other items locked away in the cupboard will not only give the illusion of more counter space, but will also make the buyers think that there is plenty of cupboard space to store all these items.
- Living Room
Removing clutter on the mantle, coffee table and shelving units is important.
- Dining Room
Removing the leaves from your table is a great and easy way to make the room look bigger. It is simple the smaller the table the bigger the room looks.
- Bathrooms
Remove Clutter on the counter tops. Put hair dryers and other belongings in the cupboards. Having too many things on the counter tops, although it may just create easy access for you, gives the illusion that there is not enough space in the cupboards and closets for all belongings.
- Bedrooms
Keep beds made at all times and make sure all areas are clear of clutter.
- Pet Related Items
No one wants to see puppy mats or accidents on the floor. Remember to put all these items away for all showings if at all possible.
2) Remove Personal belongings:
Taking down personal pictures and adding artwork is another great way for Buyer’s to picture themselves in your home. If they turn every corner and are constantly seeing pictures of you and your spouse on your honeymoon it makes it more difficult.
3) Paint with Neutral Colors
Removing any wallpaper and bold wall colors will make it easier for a Buyer to picture themselves in your home. Re painting rooms is a great way to prepare your home for showings.
4) Clean, Clean, Clean
People feel at home in a clean house. If yours is messy they may not be able to picture themselves there, which could loose you a sale.
5) Open blinds/windows for showings
Letting in natural light not only makes a room feel bigger but also more appealing.
