Eximus Works Around The Clock For You: Part 1 Selling!

Looking to sell your house, but not really sure what that entails? Want some more information before you make the move? Well, you’ve come to the right place! If you’re unsure of anything in regards to selling your home, Eximus will provide you with all the answers. We’re just a short phone call or email away.

Q: What happens before I sell my house? 

This is a very frequently asked question here at Eximus. Want to know what does happen before you sell your house? You’re about to find out!

Before Eximus even lists your house, we make sure to:

  • Research all comparable, currently listed properties and research previous sales activity so we can get you the best value for your property.
  • Order property profile from title company (if applicable). We then review the property profile, as well as the property neighbourhood.
  • Prepare our listing contract, listing marketing plan, and pre-appointment questions that we will ask you.
  • Present listing presentation in which we will discuss preparation needed to market effectively and suggest financing alternatives.
  • Fill out property disclosure statement and the new listing checklist.
  • Finally, own and operate buyer generating site with over 25,000+ homes.

Q: What happens after all the pre-steps are taken?

Once all the preliminary steps are taken and your house is ready for the market, we display it for all buyers to see! This is the period of time when we start to see offers.

This is the order of events that occur once an offer is made:

  • Receive the offer! Once the offer is received, Eximus contacts you immediately to review the offer. Eximus maintains full communication with you during any counter offers.
  • Offer is fully signed and accepted! The listing and selling coordinators are notified of the accepted offer. The live agent responding to calls and the Eximus agents, as well as the Eximus office, are notified of the accepted offer.
  • Copies of the contract are sent to you and the selling agent. Copies of the contract are also uploaded to a broker’s file where the managing broker reviews and approves the contract.
  • Title search and property disclosure are sent to the selling agent.
  • Site survey is ordered, picked up, and sent to selling agent. Current Form B and strata documents are also ordered at this time. Full strata document package is also sent.

Q: So, what now? 

Not quite, but we’re getting closer! After all the previous steps are done, this is what will happen next:

  • Eximus creates an offer file in their data management system. The selling agent is also added into the data management system.
  • Offer is added into sales checklist system, as well as to the Eximus listing sheets.
  • Home inspection is coordinated. Once the inspection is completed, the inspection will be reviewed.
  • Appraisal and any paperwork changes are coordinated.
  • Selling agent is reminded of upcoming subject removal. Once received, the subject removal will be reviewed.
  • A copy of subject removal will be sent to you, as well as helpful moving tips because who doesn’t want help with that?
  • If requested, a commission overview will be provided.
  • Lockbox on your property will be removed. The key will be added to the Eximus key system.
  • SOLD STICKER IS PUT ON POST SIGN!!!
  • Any additional directional signs are removed.
  • The listing coordinator, sales coordinator, and Eximus agents are notified of the SOLD status.

Q: Now that I have the SOLD sticker up, is everything done?

Almost! There just a few more steps until you’re completely done with the selling process.

After the glorious SOLD sticker shows up on your front lawn sign, this is all that needs to happen:

  • You will be contacted for lawyer or notary information.
  • A copy of contract and any other paperwork will be sent to lawyers.
  • The post sign saying SOLD will be removed a week before completion.
  • On the day of completion, call lawyers and we will notify you of the completion.
  • Eximus will oversee the entire closing process.
  • Verify that funds are deposited in the sellers account and arrange for key transfer with selling agent.
  • The file becomes closed and stored away.
  • If need be, Eximus will arrange for a relocation agent.
  • Your new contact information will be uploaded to Eximus’ data management system.
  • Finally, you will be put into our client appreciation program. Just because the work is done, doesn’t mean we’re done with you! You’ll always be part of the “Eximus Family!”

Although there are quite a few steps in the selling process, YOU as the seller don’t really need to do much; it’s mainly Eximus doing the “heavy lifting.” So put your feet up, relax, and let Eximus do all the work for you!
